Sotheby’s International Realty 2026 Mid-Year Luxury Outlook report identified longevity-driven living as a major force reshaping luxury real estate. The report notes that the global longevity market is projected to grow from $5.3 trillion in 2023 to $8 trillion by 2030, while wellness real estate is expected to surpass $1.11 trillion by 2029. At The Cove Residences, a 40-story boutique waterfront condominium being built in Miami’s Edgewater neighborhood, a premium healthcare concierge program is being introduced to bring personalized medical care directly into residents’ homes.

The Cove Residences is the first condominium to offer a healthcare concierge fully integrated into homeownership, with no subscriptions, expiration dates, or unexpected fees. Unlike concierge programs at other developments that require a separate membership or expire after an introductory period, the service is tied to each residence and covers owners, family members, and guests staying in the home. As a Cove resident, physicians are available for regular house calls, diagnostic testing and prescription deliveries happen without waiting rooms or long appointment times, and feeling one’s best becomes central to everyday life. While many new developments are investing solely in wellness programming, The Cove is making access to medical care just as easy as a fitness center or spa

These are clients who are highly focused on their health, longevity and quality of life.”

The Cove Residences, powered by Healthcare On Demand, the new white-glove offering provides physician house calls, diagnostics and testing, recovery treatments and prescription delivery seven days a week. Included as part of ownership, the service will be available to residents at no additional membership cost upon move in. As luxury buyers increasingly prioritize health as an essential component of everyday living, the new program elevates the residential experience with proactive, modern wellness, further enriching The Cove Residences’ exclusive waterfront lifestyle.

Envisioned as a seamless approach to personal health, the new Healthcare On Demand concierge delivers convenience to owners of the tower’s 134 one- to four-bedroom residences. The healthcare concierge is tied to each residence rather than a specific individual, so owners, family members, and guests will be able to access the included services within the home. At a time when coordinating medical appointments often requires significant advance planning, residents can access the highest standards of professional care without any scheduling stress, waiting rooms, or unnecessary travel. Services include all facets of medical care, from pediatrics to women’s health, diagnostics like rapid labs, bloodwork, X-rays, and ultrasounds, as well as wellness and performance treatments such as IV therapy, vitamin boosts, and joint recovery.
